interesting and definitely a project, but it has character that cannot be recreated easily, particularly in that wonderful former shop space.

Flood History Disclosure

In the interests of full disclosure and transparency, nearing 15 years ago, following some really substantial rains, there was a significant flood event in Wowan that took many of the locals by surprise, during which this property experienced flooding.

It is our understanding from the owners and other locals that the unusually high waters experienced during that event were due to a failure of a dam or levee in one of the neighbouring shires. Although we have been unable to independently verify the exact cause, this is the explanation consistently provided by locals we have spoken with who were living here at the time.

We are given to understand that infrastructure works were subsequently undertaken to help prevent a recurrence of the circumstances that contributed to that particular event, and it is believed that a repeat should not be forthcoming.

To the best of our knowledge, and from our own observations, that has held true thus far and the property has not experienced flooding since then. However, buyers are encouraged to make their own enquiries regarding historical flooding, current flood risks and available flood mapping.
